  I would strongly advise avoiding working with the Mortgage Lending team at US Bank ESPECIALLY with Peggy Schumate. I recently went through an extremely difficult and surprising divorce that wrapped up in May/June. Before I can settle things financially with the ex, I need to refinance my house (which is already financed through US Bank with my ex-wife's name as a secondary co-signer and me primary) in order to begin the settlement of our co-financial arrangements. I started the process May 18th and provided all of the requested documentation by the beginning of June. I was advised that my credit has been ran and my rate was locked. It was allegedly just a matter of time to close this application. This is when the drop of communication started. I received approximately 3 phone calls regarding this refinance application over the next 90 days. I called about every 2 weeks trying to check the status of what was taking so long and every time I spoke with Peggy, she was very short with me and just stated that it takes some time leaving me to feel that I just bothered her for no reason. She stated several times that she needed to be able to show that my last 6 months of payments came from my account. ALL OF MY CHECKING ACCOUNTS ARE WITH US BANK. I gave permission twice for them to look into my accounts and gave the exact account #'s despite the fact I bank solely with US Bank. The 2nd week of August I received a call from Peggy stating again she needed to show that payments were made for the mortgage from my checking account. She said she was going to reach out to someone in the branch that could access those records (I thought that was covered 3 times now??). 1 week later I received a denial of application from US Bank processing center that pre-dated my last conversation with Peggy. I called and spoke with the branch manager Jeff Burns but was met with the same statements of being unable to prove payments have been made/funded by me (over 50 months of never missing a payment...). I just lost 100+ days of trying to start my new life exiting my divorce. I started the refi process with a friend recommended broker and things are going SO much smoother and costing hundreds less + just locked rate of 3.5%, .25% lower than US Bank, my current lender. Today I had to call Peggy because my FHA application had not been closed by US Bank even though they denied me. Peggy told me that my loan had already been funded a few days ago and didn't know why I was calling. I had to explain to her about the denial letter and give her the loan # and she still was insistent I didn't know what I was talking about until she stated ... "OHHH.... [mispronounces last name], yeah, that was denied, what did you need?". She never had the gumption to call me in the first place telling me it was denied and then tries to convince me it was funded??? This is my whole life and the largest investment of my entire life. You can't do that to someone that has been trying to persevere through such extremely trying times. Oh, and finally I had to call someone else to have the FHA case # transferred, she wasn't capable of doing that or calling the appropriate person in her company on my behalf. This was my experience
